The Houston apartment locator that verifies what everybody else assumes.
Listings go stale. Concession math gets fudged. Leasing agents give you the wrong answer. We check availability against live inventory, run the real numbers on every deal, and tell you what we actually think about it. No cost to you, ever.

You're not picking the wrong Houston apartment. You're making decisions from wrong information.
Renters don't lose money in Houston because they chose the wrong area. They lose it because the information the decision was made on was wrong. Same consequence every time, and application fees don't come back.
Listings are stale
A unit shows available, you drive across Houston to see it, and it's been leased for a week. Listing sites have no reason to fix this, they already sold the lead. Application fees don't come back either.
The rent isn't real
"Two months free" gets quoted as the price. It isn't. The effective rate over the term is one number, the renewal rate is another, and most renters don't learn this until the offer letter shows up.
The answer might be wrong
Leasing agent turnover is high. You ask whether your background qualifies, you get an answer, and that answer reflects what that person believes, not what the management company actually approves.
Specialty Houston apartment searches, run with the math attached.
We pre-screen your options, verify availability against live inventory, calculate what every deal actually costs, and give you an honest opinion. Then we book the tours and push the paperwork through until you're approved and moved in.

That's table stakes. Here's what actually separates the conversation, and why we publish the parts other people leave out.
Verified availability, with the failure modes published
Our software checks inventory in real time and your list updates continuously. It can still be wrong two ways: the community did not update their own system, or somebody applied between our check and your call. When that happens we re-verify and send replacements the same or next day. No competitor publishes the second half of that sentence, and that is exactly why the first half is believable.
Concession math on every option worth comparing
Two months free on a 15-month lease sounds better than one month free on a 12. Run it out and the first lands near $1,082 a month against $1,146 for the second. We give you the effective monthly rate, what it resets to at renewal, and whether the concession gets clawed back if you leave early. Figures are arithmetic on the terms advertised as of a date, not a price quote.
Third-party programs explained, not sold
Guarantors, deposit alternatives, and insurance-backed products get pitched at the leasing desk with no comparison. We walk through what each costs across a full lease term, when it beats a double deposit, and when it is not worth it at all.
Straight opinions on the deal
This concession isn't as good as it looks. That renewal rate is going to hurt. That floor plan is small for the price. You get sold to everywhere else in this process. We tell you what we actually think about the property and the terms.
The ask-twice pillar
We call these offices every day, so we know which policies get misquoted most and where on-site belief diverges from corporate policy. Before you spend an application fee, we get the screening criteria confirmed in writing.
Move-in support, including the electricity maze
Houston electricity is deregulated. You pick a retail provider on the CenterPoint grid, and plan choice changes your monthly cost. We read Power to Choose the same way we read rent, at your real usage, not the teaser tier, and sort renters insurance before move-in.
How a Houston apartment locator search usually goes, and how ours goes
| What you're comparing | Typical locator | Us |
|---|---|---|
| Cost to you | Free | Free. The property pays our referral fee after you sign |
| The list you get | A shortlist pulled from a database | Pre-screened for your situation, not a database dump |
| Availability | Assumed accurate | Verified against live inventory, with the two ways it can still be wrong published |
| Concession math | Not calculated | Effective rent, renewal rate, and clawback terms on every option worth comparing |
| Screening criteria | Whatever the leasing agent says that day | Confirmed in writing before you spend an application fee |
| Opinion on the deal | Sold to you | A straight opinion, good or bad |
Column two describes the standard market offering, not any named competitor.
Built for Houston renters whose situation is complicated.
With 58% of Houston households renting and more than a third of the stock built before 1990, there is more room here than most renters expect. The work is knowing where — our Houston renter guides walk through screening criteria, concession math, and the electricity maze before you sign anything.
Credit, rental, or background history
Houston's older, locally managed inventory approves more people than most expect. Getting the criteria right before you spend an application fee is the whole job.

The numbers behind your search.
Houston rents softened this year, which means heavier concessions. That's good for you, but only if you can read what the concession actually costs over the lease term. Here's where things stand.
- $1,349
- Average rent across Houston, down 0.95% year over year
- RentCafe, July 2026
- 538K+
- Renter-occupied households in the metro. 58% of Houston households rent
- Census / RentCafe, 2026
- $997
- Average studio at 508 sq ft. One-bedrooms run $1,194 at 731 sq ft
- RentCafe, July 2026
- 36%
- Of Houston rental stock built before 1990, older inventory, more approval discretion
- RentCafe inventory data, 2026
Houston reads by ring, so that's how we search it.
Houstonians describe where they live by which ring they're inside, and rent and inventory age change sharply between them. Downtown averaged $2,260 while North Houston averaged about $1,191 in July 2026 (RentCafe). A renter can move a few miles and halve the rent.

Try It FreeFrequently asked questions
What does it cost me to use an apartment locator?
Nothing. It's free to you: no retainer, no hourly rate, no markup. The apartment community pays us a referral fee after you sign a lease, and your rent is identical whether you use us or walk in off the street.
How do you know a unit is actually available?
Our software checks availability against live inventory in real time, and your list updates continuously. It can still be wrong two ways: the community didn't update their own system, or someone applied between our check and your call. When that happens we re-verify and send replacements the same or next day. We won't tell you it's guaranteed available. Nobody honestly can.
What does 'two months free' actually work out to?
It depends on the lease term, and it's rarely the number quoted. Two months free on a 15-month lease and one month free on a 12-month lease land at different effective monthly rates, and both reset at renewal. We give you the effective rate, the renewal number, and whether the concession gets clawed back if you leave early, for every option worth comparing.
Can you get me approved with a broken lease or bad credit?
We don't guarantee approval. Anyone who does is bluffing. What we do is get the screening criteria right before you spend an application fee, and point you at Houston's older, locally managed stock that reviews case-by-case. You'll know where you stand before you apply.
I have 1099 or rotational income. Does that disqualify me?
Not by itself. The 3x-rent rule is common, but who bends it and what documentation they accept varies by property. Rotational energy schedules, travel nursing, residency stipends, and contract work all have the money, the paperwork is the issue. We know which properties work with non-standard income and how to document it.
Still have a question? Text us your search and we'll answer it straight.
Text us your budget, move date, and anything on your record you're worried about.
We'll come back with a real list, verified, with the math done, usually same day. No cost to you. The property pays our fee after you sign, and your rent is identical either way.
