This ring runs between Beltway 8 and SH-99, the Grand Parkway. The commute here is a tollway question more than a mileage question: I-10 west, US-290, the Westpark Tollway, and SH-288 carry most of the traffic, and toll costs are a real line item that renters routinely forget when they compare rents.

Master-planned stock and what it costs

Most of the apartment product between the Beltway and the Grand Parkway is newer, purpose-built garden and wrap-style construction inside master-planned communities — Cinco Ranch and Cross Creek Ranch in Katy, the Bridgeland and Towne Lake corridors in Cypress, Shadow Creek Ranch in Pearland, and the Clear Lake stock near the NASA Johnson Space Center employers.

Newer construction means better amenity packages and, right now, heavier concessions. Class A leans on concessions when absorption slows, and the Houston market softened modestly into 2026 (Greater Houston Partnership / CoStar, Q1 2026).
