I-45 and the Town Center core

The Woodlands sits about thirty miles north of Downtown in Montgomery County, and I-45 is the commute. At peak that's an hour or more into the central business district, which is why most renters here work locally, in The Woodlands' own office core, or on a hybrid schedule.

Inside the township the layout does a lot of work: the Waterway and Town Center pull retail, dining, and offices into walking distance of the mid-rise stock, so a lot of day-to-day driving disappears.

We'll compare the rent-versus-commute math against the closer rings honestly. If you're driving into the Loop five days a week, the numbers usually favor moving south.

Waterway mid-rise and the villages

Two kinds of inventory here. Around the Waterway and Town Center you get mixed-use mid-rise product with structured parking and full amenity decks, priced above the North Houston average of roughly $1,191 (RentCafe, July 2026). Out in the villages — Sterling Ridge, Grogan's Mill and the rest — the stock is more conventional garden and wrap product under the loblolly pine canopy, at lower price points.

Inventory age varies more than people expect. The Waterway core is comparatively recent; parts of the older villages date back decades.
