Renters lose money the same three ways, Katy included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased because they already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Leasing offices turn over staff often. Ask about your file twice and you can get two different answers, because the response reflects what that person believes the policy is, not what actually gets approved.

I-10 and the Grand Parkway

Katy's commute runs on two roads: I-10 east toward the Energy Corridor and Downtown, and SH-99 north and south for everything else. Into the Energy Corridor the drive is manageable most mornings. Into Downtown or the Medical Center it's a long haul at peak, and the toll lanes are a monthly cost worth pricing before you sign.

Inside Katy itself the master-planned layout means most communities sit a few minutes off a main artery with retail attached, so day-to-day driving is short.

We attach the drive time to your actual work address and flag the toll cost so the rent comparison against a closer ring is honest.

Cinco Ranch, Cross Creek, and Old Katy

The apartment stock here is predominantly newer garden and wrap-style construction inside master-planned communities — Cinco Ranch and Cross Creek Ranch on the newer end, with older product around Old Katy. Floor plans run larger than the metro average, and amenity packages are full.

Newer lease-ups in this area run meaningful concessions, especially where several communities delivered close together. That's a genuine opportunity if you can read the offer and a problem if you sign on the headline number, because the renewal rate on a heavily concessioned unit is a different figure.

Criteria here tend to be firmer than the older locally managed stock closer in. We'll tell you plainly whether Katy is the right place to spend your application fees if approval is your constraint.

Katy questions

What do Katy apartments cost?

Square footage tends to run larger than the metro average, and pricing tracks the outer-suburban ring. Two-bedrooms metro-wide averaged $1,513 at 1,054 sq ft in July 2026 (RentCafe). We send dated ranges for the specific communities on your list.

How long is the commute from Katy to the Energy Corridor?

Manageable most mornings on I-10; longer at peak. We attach the drive from each option to your exact office rather than quoting a single figure.

Which parts of Katy do you cover?

Cinco Ranch, Cross Creek Ranch, and Old Katy, plus the surrounding Grand Parkway and I-10 corridors across Harris and Fort Bend Counties.

Are the concessions in Katy worth it?

Sometimes. Lease-ups run the heaviest offers in the market, but the renewal number is a separate question and heavy-concession units reset hardest. We give you both before you sign.
