Houston Apartment Locators Group complies with the federal Fair Housing Act, the Texas Fair Housing Act, and all applicable local fair housing ordinances. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected class.
What that means in practice
Fair Housing isn't a disclaimer for us, it's a working rule. Here's how it shapes what we say to you, on this site and on the phone.
We give opinions about the deal, never about the area
We'll tell you a concession is weak, a renewal rate is steep, a floor plan is small for the price, or a management company is slow on maintenance requests. We will not tell you an area is safe, unsafe, rough, up-and-coming, or family-friendly. Those are characterizations, not facts, and they're how steering happens.
No crime data, no safety claims
We don't publish crime statistics or crime maps and we don't describe the safety of any area. Some locators in this market advertise knowing the "safety and vibe" of Houston neighborhoods. We don't follow them there.
No demographics
We won't describe the racial, ethnic, national-origin, religious, familial, or income composition of any area, either as description, as context, or as a reason to consider or avoid a place.
We present, you decide
Our job is price, commute, and inventory. We'll show you what the rent bands look like in each ring, what your drive time would be, and what stock exists at your budget. Where you live is your decision, and we won't push you toward or away from anywhere.
Pet policy is property policy
Breed restrictions and weight limits are rules set by the property. We report them as such. We don't use pet policy as a proxy for anything else.
Assistance animals
Service animals and assistance animals are handled under the Fair Housing Act and the ADA, not under a pet policy. If you have a reasonable-accommodation request, tell us and we'll route it correctly with the property. We won't ask about your disability.
Screening criteria are stated factually and dated
We state a property's published screening criteria as facts, with a date. We don't characterize blanket exclusions, and we're mindful of HUD's 2016 guidance on disparate-impact exposure in criminal-history screening. We never guarantee approval.
If you believe you've experienced housing discrimination
You can file a complaint with the U.S. Department of Housing and Urban Development at hud.gov/fairhousing or with the Texas Workforce Commission Civil Rights Division. If a complaint concerns a Texas real estate license holder, it can also be filed with the Texas Real Estate Commission.
