Renters lose money the same three ways, Medical Center included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased because they already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Leasing offices turn over staff often. Ask about your file twice and you can get two different answers, because the response reflects what that person believes the policy is, not what actually gets approved.

Commuting on a hospital schedule

The Texas Medical Center sits just inside I-610 south, with the METRORail Red Line running straight through it from Downtown. For a renter on a fixed day shift, that rail line is the cleanest commute in Houston.

Shift and residency schedules are a different problem. A 5:30 AM start or a 7 PM handoff doesn't line up neatly with rail frequency, and parking availability at the campuses varies. Braeswood and the Museum District edge put you inside a short drive either way, and the ring just south of the Loop opens up more space per dollar if you're willing to add ten minutes.

Tell us your shift pattern, not just your employer, and we'll build the list around it.

What's near the campuses

Inventory near the TMC splits between older Braeswood-area garden communities and newer mid-rise product on the Museum District and Main Street edges. Pricing tracks the Inner Loop — Midtown averaged $1,681 in July 2026 (RentCafe) — and the closer you sit to the campuses, the tighter availability runs during residency turnover season.

Residency stipend and travel-nursing income is the other constant here. Both have the money and both routinely stall on paperwork, because the income doesn't look like a W-2 salary to an underwriter.

We know which properties near the TMC accept stipend letters, contract documentation, and travel-nursing pay packets — and which want a guarantor instead. We confirm that before you pay an application fee.

Medical Center questions

Where should I look for an apartment near the Texas Medical Center?

Depends on your shift and how much commute you'll trade for space. Braeswood and the Museum District edge sit closest; the ring just outside gives you more square footage per dollar. We weigh both against your actual schedule.

Will properties accept residency stipend income?

Some do with the right documentation, and some want a guarantor instead. We confirm which before you spend an application fee — and we don't guarantee approval.

Is the METRORail worth living near?

For a fixed day shift, often yes. For early starts and late handoffs, the drive usually wins. We attach both to each option so you can decide on your own hours.

Can you help with a short residency rotation?

Yes. Short-term and furnished inventory exists near the TMC, at a premium. We compare it against a standard lease on all-in cost so you're not paying for flexibility you don't need.
