Renters lose money the same three ways, Outside SH-99 included.
It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.
The listing is already gone
Sites keep a unit posted after it's leased because they already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.
"Two months free" isn't the rent
The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.
The screening answer depends on who answered
Leasing offices turn over staff often. Ask about your file twice and you can get two different answers, because the response reflects what that person believes the policy is, not what actually gets approved.

What the commute actually costs out here
Outside the Grand Parkway the rent goes down and the drive goes up. North Houston averaged about $1,191 in July 2026 against a metro average of $1,349 (RentCafe), and a renter can move a few miles across a ring boundary and cut hundreds off the rent.
The corridors do the work: I-45 north from Conroe and The Woodlands, I-10 and FM 1093 west from Fulshear and far Katy, US-59/I-69 south from Richmond, and I-45 south to League City. Peak-hour drives into Downtown or the Medical Center from this ring routinely run an hour or more.
If you're only in the office two or three days a week, that trade often makes sense. If you're commuting daily on a shift schedule, we'll tell you that a closer ring probably wins even at higher rent.
Newest stock, biggest floor plans
This is where Houston's newest apartment construction sits — master-planned suburbs with recent garden and wrap-style product, larger average floor plans, and full amenity decks. Two-bedrooms metro-wide averaged $1,513 at 1,054 sq ft in July 2026 (RentCafe), and out here that square footage typically comes in under the metro number.
Newer stock also means newer lease-up communities, and lease-ups run the heaviest concessions of anything in the market. That's an opportunity if you can read the offer, and a trap if you can't: the renewal rate on a heavily concessioned lease-up unit is a different number entirely.
We run the effective rate, the renewal estimate, and the clawback terms on every one of these before you sign anything.
Outside SH-99 questions
How much cheaper is renting outside SH-99?
North Houston averaged about $1,191 in July 2026 against a $1,349 metro average (RentCafe), and square footage generally runs larger. The gap is real, but so is the drive.
Which communities do you cover outside the Grand Parkway?
Far west Katy, Fulshear, Richmond, Conroe, The Woodlands, League City, and Baytown, across Fort Bend, Montgomery, Galveston, and Waller Counties.
Are lease-up concessions out here worth it?
Sometimes. A lease-up will run the heaviest offer in the market, but the renewal rate is a different number and heavy-concession units reset hardest. We give you both before you sign.
How long is the drive into Downtown?
From most of this ring it's an hour or more at peak. We attach the drive time from each option to your real work address so you can weigh it against the rent.
