What the commute actually costs out here

Outside the Grand Parkway the rent goes down and the drive goes up. North Houston averaged about $1,191 in July 2026 against a metro average of $1,349 (RentCafe), and a renter can move a few miles across a ring boundary and cut hundreds off the rent.

The corridors do the work: I-45 north from Conroe and The Woodlands, I-10 and FM 1093 west from Fulshear and far Katy, US-59/I-69 south from Richmond, and I-45 south to League City. Peak-hour drives into Downtown or the Medical Center from this ring routinely run an hour or more.

If you're only in the office two or three days a week, that trade often makes sense. If you're commuting daily on a shift schedule, we'll tell you that a closer ring probably wins even at higher rent.

Newest stock, biggest floor plans

This is where Houston's newest apartment construction sits — master-planned suburbs with recent garden and wrap-style product, larger average floor plans, and full amenity decks. Two-bedrooms metro-wide averaged $1,513 at 1,054 sq ft in July 2026 (RentCafe), and out here that square footage typically comes in under the metro number.

Newer stock also means newer lease-up communities, and lease-ups run the heaviest concessions of anything in the market. That's an opportunity if you can read the offer, and a trap if you can't: the renewal rate on a heavily concessioned lease-up unit is a different number entirely.
