Renters lose money the same three ways, Sharpstown / Westwood included.

It's rarely the wrong apartment. It's a decision made on information that was wrong to begin with.

01

The listing is already gone

Sites keep a unit posted after it's leased because they already got paid for sending you the lead. You find out after the drive, and the application fee doesn't come back.

02

"Two months free" isn't the rent

The advertised number and the number you actually pay over the lease term are two different figures, and the renewal rate is a third. Most renters don't see the gap until the offer letter.

03

The screening answer depends on who answered

Leasing offices turn over staff often. Ask about your file twice and you can get two different answers, because the response reflects what that person believes the policy is, not what actually gets approved.

US-59, I-610, Beltway 8, and Bus on Bellaire and Gessner

Sharpstown and Westwood sit southwest of I-610, bounded roughly by Beltway 8 to the west. US-59/I-69 cuts through the district, putting the Galleria about fifteen minutes northeast and the Texas Medical Center about twenty minutes east via Bissonnet and SH-288. I-610 is minutes east. The commute into Downtown on US-59 runs about twenty-five minutes off-peak, longer at rush hour.

Bus service along Bellaire Boulevard and Gessner Road is among the more useful METRO routes in southwest Houston - a real option at this price point for renters without a car or who work toward the Galleria corridor and Midtown. There is no rail. Beltway 8 (the Sam Houston Tollway) borders the district to the west; if it sits on your daily commute, budget roughly $70 to $130 a month in tolls before you compare rents. Westchase is immediately west, Bellaire city limits run along the south edge, and Gulfton sits just north near I-69.

Houston Apartment Locators Group attaches drive times from every address to your actual work location. Text us your workplace and usual start time and we will build the list around the commute you actually have.

1960s-1980s Garden Complexes - Utilities, Laundry, and Real Flexibility on Approval

The dominant inventory is large 1960s through 1980s garden apartment complexes along Bellaire Boulevard, Gessner Road, and Bissonnet Street, with single-family rentals and some newer infill throughout. Floor plans frequently run large for the price - one- and two-bedroom units in older complexes here often offer more square footage than comparably priced units in the Inner Loop.

Master-metered utilities and flat monthly add-ons are standard in much of the older stock - ask specifically what is and is not included before comparing rent figures and get the answer in writing. On-site laundry rather than in-unit washer and dryer connections is the norm. Many buildings have no elevator; ask about floor level before you commit. If you have an approved assistance animal, pet rent and deposits generally should not apply under fair housing law for a properly documented accommodation request.

This is one of the strongest corridors in southwest Houston for renters with a complicated file. Broken leases, eviction filings, bad credit, older background items, and felony records get worked here consistently, usually through a larger deposit. Individual managers decide on applications rather than automated screening policies, which means a direct conversation and a fast answer. Houston Apartment Locators Group confirms criteria in writing before you spend an application fee, and we do not guarantee approval - you will know where you stand before you apply.

Sharpstown / Westwood questions

Are utilities included in apartments in this area?

It depends on the building. Master-metered utilities and flat monthly add-ons are standard in many of the older 1960s and 1980s complexes along Bellaire and Gessner. Some buildings bundle electricity, water, or both into a flat monthly charge rather than running your own metered account. Ask specifically what is and is not included for every unit you consider, and get it in writing before signing. We flag the utility setup on every address we send.

Who works with a broken lease or eviction filing in this part of Houston?

Many of the older, independently managed complexes here review applications case by case. A larger deposit moves a broken lease or eviction filing forward regularly in this corridor - it is one of the strongest areas inside Beltway 8 for renters whose record has a mark on it. We confirm actual screening criteria in writing before you spend an application fee. We do not guarantee approval, but you will know where you stand before you apply.

What deposit should I expect with bad credit or a complicated rental history?

It varies by property, but a double deposit - two months of rent rather than one - is the most common path forward in this corridor for a file with a broken lease, a low credit score, or an eviction filing. Some properties run guarantor programs through TheGuarantors or LibertyRent as an alternative. We confirm what the property actually requires before you spend an application fee.

Is laundry in the unit or on-site at apartments here?

On-site shared laundry rooms are the standard across most of the older complexes in this corridor. In-unit washer and dryer connections are available but not the norm - confirm before you tour if it matters to you. We flag the laundry setup for every address on your list before you drive out.

Did this area flood in Harvey?

Parts of the area have flood history. Brays Bayou runs south and some addresses sit in or near documented flood zones. Check every specific address against the current FEMA map and the Harris County Flood Control District viewer before applying, and ask the landlord directly about Harvey. After Harvey, 68% of Harris County structures that flooded were outside the 100-year floodplain, so a clean map result does not settle the question. Renters insurance does not cover flood; NFIP contents-only coverage is available and inexpensive.

What is on Bellaire Boulevard through this area?

One of the best food corridors in the country. The Bellaire Boulevard corridor holds one of the largest concentrations of Asian restaurants, bakeries, and markets in the United States - Vietnamese, Chinese, and Taiwanese establishments in shopping centers that run for miles. People drive from across the metro to eat here. It is almost never mentioned in apartment listings, and it is one of the genuinely distinctive things about living in this part of southwest Houston.

Which school districts serve this area?

Houston ISD serves most of the corridor. Alief ISD serves portions of the area, particularly toward the Beltway 8 edge. The district boundary can split neighboring streets. Check the specific address against each district boundary lookup tool before committing to a unit where the school assignment is a factor. We note the school district on every option we send.

Can I rent here with a felony background, bad credit, or no rental history?

Often yes. The older, independently managed complexes along Bellaire and Gessner make their own decisions on applications rather than running a corporate screening policy, and a larger deposit regularly resolves a felony mark, broken lease, low credit score, or eviction history. This corridor is one of the more flexible for complicated rental histories inside Beltway 8. We confirm screening criteria before you spend an application fee. Look yourself up in Harris County JP court records first - a dismissed case still appears on most screening reports, and knowing what is on your record speeds the conversation.
