Terms of Service

1. Agreement

By using this website or asking Houston Apartment Locators Group to run an apartment search, you agree to these terms. We're licensed Texas real estate agents working under Spirit Real Estate Group, LLC, TREC License #9003398, with Tom Birdwell as Designated Broker.

2. What we do

We provide free apartment locating services across Houston and the Harris County metro:

• 2nd Chance Leasing
• Sight-Unseen / Out-of-State Relocation
• Corporate Relocation
• Pet-Friendly Apartments
• Luxury & High-Rise Apartments
• Moving Concierge & Electricity Setup
• Lofts & Mid-Rise Apartments

Every search includes availability verification against live inventory, effective-rent and concession math, tour scheduling, and application support through to a decision.

3. Cost

Our service is free to you. There is no retainer, hourly rate, or markup. The apartment community pays us a referral fee after you sign a lease, and your rent is identical whether you use us or walk in on your own. To be paid we must be registered as your referral source with the community, which normally means naming us on the guest card or the application.

4. What we do not guarantee

• Availability. We verify against live inventory and our list updates continuously. It can still be wrong two ways: the community didn't update its own system, or someone applied between our check and your call. When that happens, tell us and we'll re-verify and send replacements the same or next day. We will never tell you a unit is guaranteed available.
• Approval. We do not guarantee that any property will approve you. We confirm screening criteria before you spend an application fee so you know where you stand. Approval decisions belong to the property.
• Pricing. Effective-rent, renewal, and clawback figures we provide are arithmetic on the terms advertised as of a stated date. They are not price quotes. Communities set their own rates and can change them at any time.

5. Information you give us

Please give us accurate information about your budget, timeline, and any rental, credit, or background history relevant to screening. Inaccurate information leads to wasted application fees, which is the exact outcome the service exists to prevent.

6. Third-party programs and services

We explain guarantor products, deposit alternatives, insurance-backed programs, retail electricity plans, and renters insurance so you can compare them. We don't underwrite or administer any of them. Your agreement for any such product is with that provider, on their terms.

7. Fair Housing

We comply with the federal Fair Housing Act and Texas fair housing law. We present price, commute, and inventory. We do not characterize any area's safety, demographics, or composition, and we will not steer you toward or away from an area. See our Fair Housing statement.

8. Website content

Market figures on this site carry a source and a date. Markets change; a figure that was accurate on its stated date may not be accurate later. Nothing here is legal, tax, or financial advice.

9. Intellectual property

Text, layout, and graphics on this site belong to Houston Apartment Locators Group and are protected by copyright.

10. Limitation of liability

To the extent permitted by law, we are not liable for indirect, incidental, or consequential damages arising from your use of the site or the service. Nothing in these terms limits any liability that cannot be limited under Texas law, including under the Texas Deceptive Trade Practices Act.

11. Changes

We may update these terms. Changes take effect when posted, and the date at the top will change.
