What we’re offering

You send us a budget, a move date, where you work, and anything on your record you’re worried about. We come back — usually the same day — with a pre-screened shortlist rather than a database dump. Availability is checked against live inventory before anyone drives anywhere, and every option carries the effective monthly rate, the likely renewal reset, and whether the concession gets clawed back if you leave early.
You heart the ones you like. We book the tours, prep you on what to ask on site, walk the application through, and call on your behalf when it stalls. At the finish line we help with the two things that catch new arrivals: picking a retail electricity plan on the CenterPoint grid, and getting renters insurance in place before handover.

The one thing we say that nobody else does
Our availability check can be wrong two ways: the community didn’t update its own system, or somebody applied between our check and your call. When that happens, tell us and we re-verify and send replacements the same or next day. We will never tell you a unit is guaranteed available. Why this market needs it
Renters don’t lose money in Houston because they picked the wrong area. They lose it because the information the decision was made on was wrong.
Listings go stale, and listing sites have no reason to fix that — the lead already sold. “Two months free” gets quoted as the rent, when the effective rate over the term is one number and the renewal rate is another. And leasing-agent turnover is high enough that the answer you get about approval policy often reflects what that person believes rather than what the management company actually approves.
Same ending every time: money spent on a decision made from bad information, and application fees don’t come back.
Every locator in this market competes on the same three claims — free service, curated list, we schedule the tours. None of them runs the concession math for you, and none of them admits their availability data can be wrong. That’s the opening, and it’s the whole business.

The whole Harris County metro, organized by highway ring, because that’s how Houstonians describe where they live and because rent changes sharply across ring boundaries.

The metro average was $1,349 in July 2026, down 0.95% year over year (RentCafe). A renter can move a few miles and halve their rent, which is exactly why geography leads.

What we won’t claim
We’re new. That means there are numbers we could put on this page that we haven’t earned, so they aren’t here.
No client counts, no review totals, no star ratings, no “X years in business.” Those are past-performance claims, and a number you can’t produce on request is misrepresentation under TREC advertising rules. We also won’t borrow anyone else’s figures — founding years and review counts belong to whoever earned them.
What you can check today: our brokerage and licence (Spirit Real Estate Group, LLC, TREC #9003398, Designated Broker Tom Birdwell), that we’re licensed Texas agents, how we’re paid, our verification method including where it breaks, our hours, and every market figure we publish with its source and date.
Reviews will come from this brand’s own Google Business Profile once renters have written them. Placement numbers will come from closed leases. Not before.
How we’re paid
The apartment community pays us a referral fee after you sign a lease. There’s no retainer, no hourly rate, and no markup, and your rent is identical whether you come through us or walk in off the street.
That structure is why we can tell you a concession isn’t as good as it looks, or that a renewal rate is going to hurt, or that a management company is slow on maintenance. We’re paid to find you a place you’ll keep, not to move a listing.
