## Why “pet friendly” isn’t a useful filter

Because nearly everything is pet friendly, and almost none of it means what you need it to mean. A community that welcomes a ten-pound cat and a community that will approve two seventy-pound dogs both tick the same box on a listing site.

The facts that decide your search are narrower: the breed-restriction list, the weight cap, the pet count limit, and the fee structure. Those four vary by property, sometimes by building within a portfolio, and they’re set by management and their insurer rather than by any city rule. Houston has no breed-specific legislation, so this is entirely a property-level question.

One thing to be clear about: pet policy is a rule about animals. It describes property policy, not people, and we report it that way.

## What are breed and weight restrictions, really?

A breed-restriction list is usually driven by the property’s liability insurance. It typically names several large breeds and anything the property classifies as aggressive, and mixes are commonly judged on appearance rather than paperwork. Weight caps run anywhere from 25 to 100 pounds, with combined-weight rules for multi-pet households.

The gap between what’s listed and what’s enforced is real in both directions. Some communities publish a restrictive list and approve case-by-case with a pet interview. ## How much do pets actually cost over a lease?

More than the brochure figure, and the structure matters more than the number.

Monthly **pet rent** is usually $20–$35 per pet. Across a fifteen-month lease with two pets at $25, that’s $750. A one-time **pet fee** of $300–$500 is a single non-refundable charge. A **pet deposit** may be refundable against damage. Plenty of communities charge a combination of all three.

## Finding stock that works for large breeds and multiple pets

It exists, and it’s more common in Houston than in denser metros, because a lot of the inventory is garden-style with real ground-floor access and green space. Older locally managed communities also tend to keep more discretion on a borderline case than corporate-managed Class A product.
