## The Red Line, the TMC, and Medical Center Parking Permits

The METRORail Red Line runs along Fannin through the heart of the neighborhood, connecting north to Midtown and Downtown Houston and south to the Texas Medical Center campuses at MD Anderson, Memorial Hermann, and Houston Methodist. For a renter with a fixed day shift at the TMC, this is one of the most defensible car-optional addresses in the city.

The catch is the Medical Center's own parking permit program. TMC parking is expensive enough that many workers on a regular shift find the rail genuinely worth the rent premium. If you drive in anyway, budget the permit cost as a monthly line item before you compare this neighborhood against Braeswood or Pearland. It changes the math.

Into Midtown and Downtown by car runs under fifteen minutes outside peak. Fannin and Main carry the street traffic; Brays Bayou runs south of the neighborhood. Hermann Park - 445 acres with a golf course, a Japanese garden, an outdoor theater, and the Houston Zoo - is walkable from most addresses here. Rice University sits minutes west.
