# How to Rent a Houston Apartment Sight-Unseen

## The two risks, and how each is handled

Signing a twelve-month lease in a city you’ve never stood in has exactly two failure modes worth planning for.

**The unit isn’t what you think.** Photos are several renovations old, the floor plan reads differently in person, or the specific unit is nothing like the model. Fixed by a walkthrough of the actual unit rather than by better photos.

**The listing isn’t real.** Fake Houston listings are common on Craigslist and Facebook Marketplace, and out-of-state renters are the target because they can’t drive by. Fixed by verifying against live inventory and never moving money outside the property’s own channel.

## Step one: pick the geography before the apartment

Houston reads by highway ring, and rent varies enough between them that choosing the wrong one costs more than choosing the wrong building. Downtown averaged $2,260 and Midtown $1,681 while North Houston averaged about $1,191 in July 2026 (RentCafe), against a $1,349 metro average.

Start from your work address and a tolerable drive time, then look at what your budget buys inside that radius. That ordering saves people from falling for a floor plan forty minutes from where they’ll actually be every morning.

## Step two: verify the unit exists and is available

Before anything else. A listing that can’t be confirmed against live inventory doesn’t get a walkthrough, a deposit, or five more minutes of your time.

Be aware of the limits of any verification, including ours. A check can be wrong two ways: the community didn’t update its own system, or somebody applied between the check and your call. Both are normal. What matters is that replacements arrive quickly rather than that somebody claimed certainty they didn’t have.

## Step three: walk the actual unit on video

The model unit is a marketing asset. Yours is a specific apartment with a specific view, a specific level of wear, and a specific amount of corridor noise.

Ask for a live video call rather than a recording where possible, so you can direct the camera. Things to have pointed at:

-   Every closet, opened
-   Under the kitchen sink and inside the appliances
-   Window orientation and what’s directly outside
-   The corridor, the stairwell, and what’s above and beside the unit
-   Water pressure in the shower, running
-   The washer-dryer closet, if there is one
-   The walk from the parking space to the door

And one question at the end that produces more than anything else: **“What did we not look at?”**

## Step four: get the terms in writing

Before an application fee, and certainly before a deposit. In writing means email, not a verbal summary.

## Step five: apply remotely

Applications run through the property’s digital portal. Out-of-state ID and income documentation are routine — this market handles relocations constantly.

The real friction is timing. An application sitting behind a missing pay stub across a three-hour time difference loses days easily. Somebody chasing it locally is the difference between three days and three weeks.

## Step six: arrival logistics

Two Houston-specific items to set up before you land.

Electricity is deregulated here. You choose a retail provider on the CenterPoint grid, and the plan changes your bill materially. Set it to start the day before handover.

Most communities require renters insurance at a minimum liability limit before releasing keys, often with the community named on the policy.

Neither is complicated. Both stall a move-in when they’re remembered on the day.
