## The advertised rent is a starting number

A $2,400 unit with a $150 garage fee, a $35 valet-trash fee, and a $50 amenity fee is a $2,635 apartment. Nothing about that is hidden, exactly. It’s just never assembled into one figure unless you assemble it.

## The fees you’ll actually see

**Amenity or club fee.** Covers the pool deck, fitness centre, lounges, and co-working space. Some buildings fold this into rent; many itemise it at $30–$75 a month. Charged whether you use it or not.

**Valet trash.** Doorstep collection, standard in mid-rise and high-rise product, typically $25–$40. Not optional.

**Garage or reserved parking.** The largest line. Unreserved garage access commonly runs $75–$150; a reserved space more; a second vehicle more again.

**Pest control.** Small and near-universal, usually $3–$8.

**Bulk internet.** An increasingly common fixed charge, often $50–$80, applied whether you use the provider or not.

**Package locker.** Sometimes a flat monthly fee, occasionally per package.

**RUBS.** Ratio Utility Billing System, allocating building water and sewer across residents by formula rather than by meter.

## How this changes a comparison

Two Uptown buildings, both advertising $2,400.

Building B looks $50 more expensive and is $220 a month cheaper. Over a fifteen-month lease that’s $3,300.

This is the most common expensive mistake in Houston’s luxury segment, and it takes ten minutes to avoid.

> “Please confirm the total monthly charge for unit X including rent and every recurring fee.” One email. It’s also the document you want if a charge appears later that nobody mentioned.

## Then layer the concession on top

Fees and concessions move in opposite directions, and you need both to compare properly.

Take Building A: $2,400 advertised with two months free on a 15-month lease gives an effective rent near $2,080. Add $300 of monthly fees and your real cost is about $2,380. Against Building B at $2,450 with one month free — effective about $2,287 — plus $30 of fees, so about $2,317.

## What to confirm before you sign

-   Every recurring fee, itemised, in writing
-   Whether parking is assigned, and the cost for a second vehicle
-   Whether bulk internet is mandatory and what speed it provides
-   Whether the amenity fee changes if amenities are closed for renovation
-   The renewal rate, and whether fees are subject to increase separately

That last one catches people. Fees can rise at renewal independently of rent, so a rent cap doesn’t necessarily cap your monthly cost.
